We want you to feel confident in your purchase and encourage you to carefully review the plan description, specifications, included documents, and other available information before placing your order.

Digital Products

Due to the digital nature of our architectural house plans and other downloadable products, all sales are final once the digital files have been delivered or made available for download.

Digital products cannot be returned in the same manner as physical goods. Once a plan set has been delivered or downloaded, the purchaser has received access to copyrighted materials that cannot be recovered or returned. For this reason, Sophiera Studios does not offer returns, exchanges, or refunds on digital products after delivery or access has been provided.

Please Review Before Purchasing

We encourage you to carefully review the product information before completing your purchase, including the home's dimensions, square footage, architectural style, plan contents, and any other specifications provided on the product page.

If you have questions about a plan or what is included in the drawing set, please contact Sophiera Studios before purchasing. We are happy to help you determine whether a plan is appropriate for your needs.

Plan Modifications

The need for modifications after purchase does not qualify a plan for a return or refund. Many homes require adjustments based on the owner's preferences, property, site conditions, local building requirements, engineering, or other project-specific considerations.

Sophiera Studios may offer plan modification and design services separately. Any additional services will be discussed and authorized before work begins.

Structural Engineering, Codes & Local Requirements

Sophiera Studios house plans may require site-specific structural engineering, modifications, supplemental documentation, or other professional services before permitting or construction.

Building codes, zoning requirements, site conditions, engineering requirements, and permitting standards vary by location. It is the purchaser's responsibility to confirm applicable requirements with the appropriate local professionals and jurisdiction having authority.

The need for additional engineering, modifications, approvals, or documentation required for a specific property or jurisdiction does not constitute grounds for a refund.

File Issues

If you receive an incomplete or corrupted file, have difficulty accessing your purchase, or believe there is an error with the files delivered, please contact Sophiera Studios. We will make reasonable efforts to correct the issue and provide the files included with your purchase.

Duplicate Purchases

If you accidentally purchase the same digital product more than once, please contact us promptly. Verified duplicate transactions may be reviewed on a case-by-case basis.

Copyright & Use of Plans

All Sophiera Studios plans, drawings, designs, images, and related materials are protected by copyright and remain the intellectual property of Sophiera Studios and/or the applicable copyright holder.

Purchasing a plan grants the purchaser only the rights of use specifically provided with that product. Purchasing, downloading, or receiving a plan does not transfer ownership of the design or copyright.
