Unless otherwise expressly stated in writing, all copyrights and intellectual property rights remain the property of Sophiera Studios and/or the applicable copyright holder.

Purchase of a Sophiera Studios house plan provides a limited license to use the plans according to the terms associated with that purchase. Purchase does not transfer ownership or copyright of the architectural design or drawings.

Unauthorized copying, reproduction, resale, distribution, publication, modification for resale, or other unauthorized use of Sophiera Studios materials is prohibited.

Architectural Plans

Sophiera Studios house plans are professionally developed residential designs. Unless expressly stated otherwise, plans purchased through the website are not prepared specifically for an individual property, jurisdiction, or set of site conditions.

Additional modifications, structural engineering, energy documentation, site planning, professional review, or other information may be required before a plan can be permitted or constructed.

Structural Engineering

Structural engineering is not included with a house plan unless specifically identified as part of the purchased product or service.

Structural requirements vary based on site specific conditions and may include considerations such as soil conditions, foundation requirements, seismic forces, wind loads, snow loads, and other applicable requirements.

The purchaser is responsible for retaining appropriately qualified or licensed professionals as required for the project.

Building Codes, Zoning & Permits

Building codes, zoning regulations, land use requirements, energy codes, design standards, and permitting requirements vary by location and may change over time.

Sophiera Studios does not represent or guarantee that a stock house plan will satisfy all requirements applicable to every property or jurisdiction without modification.

The property owner and appropriate project professionals are responsible for verifying applicable requirements and obtaining necessary permits and approvals before construction.

Construction

Sophiera Studios does not control or assume responsibility for construction means, methods, techniques, sequencing, jobsite safety, workmanship, material substitutions, or the actions of contractors, subcontractors, suppliers, engineers, consultants, or other parties involved with a project.

Contractors and appropriate project professionals are responsible for verifying dimensions, site conditions, structural requirements, applicable codes, and construction requirements before and during construction.

Any discrepancies or questions regarding the drawings should be resolved before proceeding with the affected work.

Renderings & Images

Architectural renderings and other visual representations are intended to communicate the general design and character of a home.

Materials, finishes, furnishings, landscaping, fixtures, colors, site conditions, and other elements depicted may be illustrative and may not be included in the architectural plan set.

Use of this website or purchase of a stock house plan does not, by itself, establish an ongoing professional services relationship beyond the products and services specifically purchased.

Custom residential design, plan modifications, consultations, coordination, and other professional services may be governed by separate written agreements.

No Guarantee of Project Approval

Every building project is subject to unique property conditions, local regulations, professional review, and jurisdictional approval.

Sophiera Studios cannot guarantee permit approval, engineering approval, construction cost, contractor availability, project schedule, or suitability of a stock plan for a particular property without appropriate project specific evaluation.
